Reservations: A valid credit card is required for all reservations. For payment, we accept cash, personal check, American Express, MasterCard, Visa, and Discover. There will be a $30 surcharge on all returned checks. Reservations can be made up to one year in advance of the date of arrival.
Upon booking, you will be e-mailed a confirmation with reservation details. You are required to acknowledge the terms of your rental by signing the last page of the confirmation and scanning and emailing or mailing it back our office within a week of booking said reservation. ____________initial here.
Signature Properties Group charges a $75 administration fee for all reservations due at the time the reservation is made. This is a non-refundable fee.
Check-In & Check-Out: Check in time is 4:00 on your arrival date. Check out time is 10:00 am on your departure date. We ask that you complete the following items prior to departure. Not completing these items may result in an additional cleaning charge: ____________initial here.
- Pile dirty linens in laundry room.
- Load and start the dishwasher
- Throw out all trash
- Move all furniture back to original position if moved
DEPOSITS AND PAYMENTS: We require $200 down at the time of booking and the balance to be paid in full 14 days prior to arrival (Daily & Weekly bookings). ____________initial here.
Monthly bookings: $200 at time of booking, 60 days prior to arrival half of the first month’s total rental amount, (less monies already paid). ____________initial here.
Due 30-days prior to arrival remaining balance owed for first month. Rent owed for subsequent months is due at the beginning of each month. ____________initial here.
CANCELLATIONS AND REFUNDS: Reservations must be cancelled 60 days before arrival to avoid any cancellation fee. Guests cancelling within the last 60 days before arrival will be charged 25% of the total rent.
Monthly Reservations:
- Notice given more than 90-days prior to arrival: 100% Refund
Notice given within 90-days of arrival (or no notice given): No refunds
No refunds will be given for early departure, inclement weather, eviction, mechanical malfunction, or interruption of utilities. We will make every effort to ensure necessary repairs are completed in an expedient manner. ____________initial here.
Taxes: State sales tax (7%, effective January 1, 2012) and county hotel-motel tax (5%) is collected on the first 30 nights of all stays. State sales tax only is collected on the 31st-90th nights of all stays. Tax requirements are subject to change by state and local taxing authorities.
Pet Policy: Residences do not accept pets, unless noted. Properties designated as pet friendly require a $150 non-refundable pet fee. Size, and type, restrictions may apply. Violation of the pet policy will result in a penalty of $300, and may also result in eviction and forfeiture of rent. ____________initial here
Age: One individual in each party must be at least 25 years of age and occupy the property during the entire reservation stay.
Behavior: Loud or unruly behavior is strictly prohibited. Management reserves the right to evict, without refund, any person who creates a disturbance or becomes a nuisance.
SMOKING: Is not permitted in any of our rental properties.
Evidence of smoking inside a rental property – including odor, smoking paraphernalia will result in a minimum charge of $300 for additional cleaning. ____________initial here
Rates: All rates are subject to change without notice.
Interest Bearing Account: Guest is hereby notified that all monies collected are placed into an interest bearing account in which the interest shall accrue to the benefit of Signature Properties Group.
Innkeeper Law: Signature Properties Group operates under Title 43 of Georgia Code as an innkeeper.
Properties for Sale: Occasionally, vacation residences are listed for sale. We will make every effort to schedule showings so as not to interrupt your vacation.
Substitution: We reserve the right to change assignments without notice or liability. We at Signature Properties Group strive to comply with all reservation requests for specific residences. However, due to changes in property ownership, mechanical malfunctions, or other unforeseen circumstances, we cannot guarantee a specific rental property. Guests will have the option of selecting from available properties at the published rate or receiving a complete refund of their reservation deposit: ____________initial here.
Utilities: Rental rates are inclusive of all utilities including, power, basic cable television, and water. Any additional services, such as Internet, will be noted in the property description.
As previously stated, interruption of utilities does not warrant refunds. However, management will make every effort to resolve such interruptions in a timely manner. Stays greater than 30-days in length, are subject to an excess utilities surcharge when utilities are significantly higher than average due to their occupancy.
Pools & Hot Tubs: Lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. Pool and Hot Tub facilities are for the use of registered guests and property owners only. Diaper age children are required to wear swim diapers when using swimming pools. No discounts or refunds will be issued for pool or hot-tub malfunctions or closures.

Cribs, Highchairs, Games, Toys, etc.
Beach Chairs & Beach/Pool Towels
